December-January: “dead season” or ideal months to buy your first home?

December has arrived, adults and children are busy with New Year preparations. Most buyers have put the search for housing on pause, sellers are also not eager to put objects for sale, as everyone is on vacation and traveling, and to get a good offer the chance is minimal.

Today we will talk about buyers, what should they do during this period? Wait for the beginning of February, when the objects for sale will be many times more or still try to find a home now, before the number of buyers has not increased many times.

I advise my clients not to give up on carefully monitoring the new properties that come up for sale in December and January. There are not many of them, but they are always there. In my experience of more than fifteen years, I can say that sometimes in December my clients and I solve problems that we could not solve during the year. Many times we have been able to negotiate the terms we need with sellers on December 31 or January 1. And my clients entered the new year as homeowners.

Don't worry if you don't manage to find the desired house or apartment in the “dead” season. From the beginning of February the market starts a real boom of new objects. We will have enough time to see the right number of options and successfully negotiate the purchase. Most likely, we will not be able to realize it from the first time, as there will be more people willing to buy the same object than usual. And we will have to lose several times in “auctions”. My task is to react quickly to a new object that came up for sale, to analyze its market value, so that our offer was not overvalued. Since the purchase of a house or apartment at the price of overpayment we are not interested. At further resale, we may be short of tens of thousands of dollars.
