In this article, I will explain how we prepare for a sale with clients, and why the preparation can take anywhere from a few days to several months.

❗ How to get the maximum price when selling, purchase new housing, and move without stress and on time.

- The main "secret" is that, in each case, we develop an individualized pre-sale plan.
Our primary goal is to get the maximum price from the sale.
And here, it all depends on whether we need to sell urgently — within a few months — or if we have some room for "maneuver," for example, 4 to 8 months.

There are many sales strategies. From lowering the price to create an auction among buyers, to the strategy of selling a house over several years because no one is currently ready to offer the requested amount to the sellers.

It’s important to be realistic and understand whether we want to sell our house or apartment at market value or if we are willing to wait up to a year to get 3-5% more — and even then, it’s not guaranteed that we’ll achieve that.

For a simple understanding, market prices always fluctuate within ±5%. If we compare and analyze, for example, a typical apartment that was sold a few months ago for $400,000, the market value of a similar condo in the same building could range between $380,000 and $420,000. So, our goal is to make sure that the sale of our apartment is no less than $400,000.

❗ How to prepare for the sale to get the maximum price?

The basic minimum: touch up the paint and remove unnecessary items so that the space appears more spacious. But this might not be enough. It may be worth going a bit further, if finances allow, and doing some renovations. However, it's important to understand what will actually impact the sale price and what is not worth doing.
Once we’ve decided on the pre-sale tasks, we plan the timeline and dates for when we’d like to move.

Some people might want to move by December to ring in the New Year in a new place, while families with children usually plan to move before the start of the school year.

But here, it’s important to understand that if we set a shorter deadline, it will impact the price. Therefore, it’s crucial to weigh the pros and cons carefully. And what should be the priority — the sale price or moving before the school year starts?

Throughout the sales process, we monitor market trends so that we can adjust and adapt to new realities if needed.

One of the most challenging tasks is coordinating our actions in such a way that we can sell our home or apartment and still have enough time to acquire new housing, and move smoothly, without stress.

There are many ways to do this. I work with trusted mortgage brokers I trust, who can offer interesting solutions to minimize the risks of temporarily having to rent a place after the sale of your property.
